For Residents
What days is trash collected?
We collect seven nights per week (Sunday–Thursday). Please have your trash placed outside your door between 6:00 PM and 8:00 PM for pickup.
What can I place out for collection?
Standard collection includes tied, sealed trash bags placed in your provided bin or neatly outside your door. We also offer recycling and bulk pickup add-ons — check with your property manager or contact us to enroll.
Do you charge violation fees if I forget or have extra trash?
No! We proudly offer a No Violation Fees Policy. We understand life happens — sometimes there’s more trash than usual or it’s packaged differently. We’ll do our best to collect it without penalties.
What happens if I miss the collection time?
If you miss the collection window, please bring your trash back inside to keep your community clean and avoid pests. It will be collected the next scheduled pickup night.
Can I request an extra pickup?
Yes! Contact your property manager or reach out directly through our contact form to request a special pickup.
What if my bag leaks or breaks?
Please double-bag or use stronger trash bags when needed. We’ll still collect it if possible — but keeping it sealed helps us maintain a clean community for everyone.

Pressure Washing
What exactly is power washing?
Power washing (also called pressure washing) uses pressurized water and cleaning solutions — to remove dirt, mold, mildew, algae, and stains from exterior surfaces like siding, concrete, decks, and driveways.
Is power washing safe for all types of surfaces?
Not necessarily. Delicate surfaces (like aged wood, certain painted surfaces, or shingles) may be damaged by high pressure. For those, we often use a soft-wash method, which uses low-pressure spray plus specially formulated cleaning solutions.
How often should I have my property power washed?
It depends on your property and environment. For many residential homes, washing once a year is recommended.
If your property is in a shady, tree-covered area or gets a lot of mold/algae, you might schedule more frequently.
Do I need to be home for the power washing service?
Not always. For many exterior-only jobs, you don’t need to be present.
If there are delicate areas or special concerns, though, we can coordinate with you.
Will my plants or landscaping be harmed?
We take care to rinse carefully and cover sensitive or delicate plant/flower areas.
If you have sensitive or delicate plants, just let us know — we’ll take extra precautions.
How long does a typical power washing job take?
It depends on the size of the area, the surface type, and how dirty it is.
For example, washing a typical single-family home might take a few hours; concrete driveways or patios may be faster.
Do you offer free estimates?
Yes. We provide no-obligation, free estimates tailored to your property and cleaning needs.
During the estimate, we assess surface types, buildup, and any special requirements to propose the right cleaning plan.
Can power washing increase the value or curb appeal of my property?
Absolutely. Regular power washing helps maintain and restore your property’s appearance, protect siding or concrete, and prevent damage from mold or mildew.
A well-maintained exterior can make a big difference in how potential buyers or tenants perceive your property.
What do I need to do to prepare my property for a power wash?
Some typical prep includes:
Remove or move outdoor furniture, decorations, and lightweight items
Close windows and doors securely
If you have screens on your windows, consider removing them so we can clean surfaces behind them (if applicable)
